Since 1998 the Granite Group has
been developing commercial and
residential communities in New
Jersey and Pennsylvania. These
projects include Hidden Mill
Estates, a 254 unit residential
community in Gloucester
Township, NJ and Mountainview
Village, an 18 lot residential
subdivision in Pine Hill
Borough, NJ. We are currently
developing three residential
communities in Pennsylvania,
including 54 homes in Drexel
Hill, Delaware County, 31 homes
in Upper Saucon Township, Lehigh
County and six (6) luxury homes
in Lower Salford Township
Montgomery County. We have
constructed and sold over 200
new homes and 50,000 sq. ft. of
commercial office space. In 2004
The Granite Group sold 63 homes
and 10,244 S.F. of commercial
office space at Lakeside
Business Park. Total revenue
from sales in 2004 was over
$16,000,000.
Lakeside Business Park is a
Granite Group commercial
development located on 100 acres
of ground fronting on
Williamstown Road in Gloucester
Township, Camden County, New
Jersey. The site is located
along the southern border of
Gloucester Township and is
within two miles of exit 41 of
the Atlantic City Expressway. It
has easy access to all major
markets via I-295, Route 42, the
Atlantic City Expressway and the
New Jersey Turnpike.
Philadelphia is approximately
ten miles from the site and is
easily accessed via Route 42.
Atlantic City is about 30 miles
from the site and is easily
accessed via the Atlantic City
Expressway. This property
includes a 31 acre man made
lake, 24 acres of open space and
40 acres of developable land.
The Granite Group, in
conjunction with Professional
Planners and Gloucester Township
Department of Community
Development, worked to develop
this former gravel pit in
accordance with the township’s
master plan for development of
the area. Lakeside includes
219,648 square feet (SF) of
office condominium; about 40,000
S.F. is already constructed and
occupied. Each office unit will
be approximately 1,000 SF and
each building will include four
to eight office units. A
prospective tenant has the
option to purchase or lease as
many units as desired. The
project continues to add jobs
and increase property tax
revenues in Gloucester Township.
Existing tenants include
doctors, attorneys, accountants,
financial planners, contractor,
travel agents and distributors.
Construction at Lakeside started
in March 2002. We anticipate the
project will be completed in the
spring of 2009. This project
included the construction of a
regional sanitary sewer pumping
station at Lakeside. This
station will convey sanitary
sewer flow from adjacent
properties allowing for the
development of over a million
square feet of commercial and
retail space in the Cross-Keys
area.
At the southwest corner of
Williamstown and Cross Keys
Roads a shopping center;
Gloucester Township “Town
Center” was constructed by
Capital Realty. Independence
Boulevard will connect
Williamstown Road through
Lakeside Business Park and the
Town Center to Cross Keys Road.
This boulevard will provide
access to and from Lakeside
Business Park directly to Cross
Keys Road and the recently
constructed Atlantic City
Expressway interchange at Cross
Keys Road. The boulevard, in
addition to providing access to
the restaurants and retail shops
from Lakeside, will also reduce
traffic through the intersection
of Williamstown and Cross Keys
Roads and improve traffic
circulation through the
development areas.

manager at Lakeside Business
Park. Dick has been developing
and constructing commercial and
residential properties for over
fifty (50) years.
